Your suite: the money checklist

Everything that touches money when you rent a suite or booth, in the order it comes up. Short on purpose. Screenshot it.

Before you sign

  • Know your weekly break-even: weekly rent ÷ your average service price = clients you need each week just to cover rent.
  • Ask what’s included: utilities, Wi-Fi, laundry, storage, insurance.
  • Check if your state requires its own license for your suite.

Week one

  • Open a separate bank account for the business.
  • Optional: get an EIN at IRS.gov so you don’t hand out your Social Security number on forms.
  • Check if your lease requires liability insurance.

Every week

  • Snap a photo of every receipt the day you buy.
  • Move 25 to 30% of every payment into a tax savings account.
  • Do a 10-minute money check: what came in, what went out.

Common write-offs

  • Suite or booth rent
  • Products, supplies and tools
  • Classes and education
  • Booking software and card fees
  • The business part of your phone
  • Mileage for supply runs and classes (not your drive to the suite)

Dates to know

  • Quarterly taxes: Jan 15, Apr 15, Jun 15, Sep 15
  • Your tax return: April 15
  • Paid an assistant or contractor $2,000+ in 2026? Their 1099 is due at the end of January.
